Calculate how much you can afford on rent based on your annual income (gross), or how much you must earn based on your monthly rent. The calculation is based on the standard landlord requirement that your annual income must be at least 2.5 times the annual rent.

If you're applying with another person, enter your combined annual income (gross). Landlords will assess your combined income against the threshold.

If your annual income (gross) doesn't meet the threshold, landlords might accept a guarantor with an annual income at least 3 times the annual rent.

How Is Rent Affordability Calculated?

Landlords require your annual income (gross) to be at least 2.5 times the annual rent. For example, if your annual income is £40,000, the max monthly rent you can afford is £1,333.

Can I Use a Combined Income to Pass the Rent Affordability Check?

Yes. If you're applying with another person, landlords will assess your combined annual income (gross) against the 2.5 times annual rent threshold.

What If I Don't Earn Enough to Pass the Rent Affordability Check?

If you don't pass the affordability check, landlords might accept a guarantor with an annual income at least 3 times the annual rent. For example, if the annual rent is £16,000, the guarantor must have an annual income of £48,000.

What Are Move-In Costs?

Move-in costs include the first month's rent and a five-week security deposit. The security deposit is capped at five weeks under the Tenant Fees Act 2019. The cap increases to six weeks if the annual rent is £50,000 and above.
