The average house price change in London boroughs is more nuanced over a year than over a decade. The percentage change in average house prices across London boroughs year-on-year swings from -2.32% (in Hammersmith and Fulham) to +19.32% (in Southwark).

The percentage change in average house prices across London boroughs is calculated from the end price (the latest average house price on London Property Guide) and the start price (the year-earlier average house price on London Property Guide).

The three boroughs where the average house price increased the most over the past year are Southwark, Hounslow, and Wandsworth.

In Southwark, the average house price increased 19.32% - the largest increase. The average house price went from £499,003 to £595,400.

In Hounslow, the average house price increased 16.81% - the second-largest increase. The average house price went from £462,766 to £540,576.

In Wandsworth, the average house price increased 14.29% - the third-largest increase. The average house price went from £623,019 to £712,031.

The three boroughs where the average house price decreased the most over the past year are Hammersmith and Fulham, Tower Hamlets, and the City of Westminster.

In Hammersmith and Fulham, the average house price decreased 2.32% - the largest decrease. The average house price went from £765,748 to £748,010.

In Tower Hamlets, the average house price decreased 1.91% - the second-largest decrease. The average house price went from £487,533 to £478,243.

In the City of Westminster, the average house price decreased 1.34% - the third-largest decrease. The average house price went from £975,037 to £961,982.

Croydon, Redbridge, and Newham also saw year-on-year decreases in average house prices. Croydon decreased 1.31% (£403,679 to £398,402). Redbridge decreased 1.06% (£495,108 to £489,884). And Newham decreased 0.81% (£408,969 to £405,658).
